What Needs to be Fixed and Prevented

Bugs are in the light fixtures in the hallways to our underground parking?

Where did the bugs come from?  What has management done to stop infestation and to clean the light fixtures?

Are we going to be expected to pay for damage that has been caused by vehicles parked as approved by management?
Vehicles Parked on Pedestrian Plaza ...                       approved by management ...
Picture
... even though parking spots are available in neighboring parking lots:
Picture
.... indeed, 25 parking spots are reserved for 10 Yonge Street across the
street at 33 Bay: they have a 6'8" height limit: why can't those spots be used by the contractors?
Picture
The pedestrian plaza is a ROOF:
It is the roof of our underground parkade.
In our opinion the pedestrian plaza was not meant to withstand the weight of vehicles.
In our opinion it is irresponsible for management to allow vehicles to park on the pedestrian plaza.

Vehicles damage the membrane that keeps water out of our underground parking:

So our underground garage ceiling leaks and is cracked:
Picture
But rather than properly repair the leak, management masks the problem with a temporary fix, but it just gets worse:

Are we owners going to be expected to pay to repair damage caused by vehicles parked as authorized by management?

Why does management not maintain high quality of our existing facilities?

Why did we pay for these existing facilities?  Why is our money being spent to build new facilities while existing facilities fall into disrepair?

Is this the "Outstanding Service" we have been promised by our property management?

Why do we need to tolerate the smell and darkness of padding on elevator walls ...
Picture
... even when there is no need for the padding (i.e. no moves or furniture deliveries)?
The padding makes the elevators darker because it covers the mirrors on the walls.
Why did we pay for mirrors in the elevators if they are going to be covered up with padding?

Property Management Door has Cheap Hand-Written, Taped Message

Is this indicative of the "Outstanding Service" we have been promised by our property management?
Picture
Messages posted throughout the building are on paper taped to the walls and become dog-eared.

Is this how a luxury building communicates to its owners, renters and guests?

Many of us like man's best friend .......                     but we don't like this.  What is management
doing to discourage it at our entrance?

Water Leaks and Damage

What has management done to fix water leaks and to prevent further water leaks?

Are we going to be expected to pay for water damage that management has not taken steps to prevent?

Management plans to use low quality materials on floors of the common elements to reduce the expense of
repairing floors damaged by water leaks.
What??
Isn't that backwards?
Wouldn't it make more sense for management to take steps to prevent water leaks instead?
Where is management's sense of priorities?
Picture
Why does management refuse to take steps to prevent pinhole leaks?
Why does management refuse to engage services such as those provided by

to prevent pinhole leaks????

Cancer-Causing Materials Being Installed in Fitness Centre Ceiling

The property manager knowingly installed carcinogenic ceiling tiles on the 2nd floor, including in the fitness centre.

Why are materials that cause cancer and respiratory problems being installed on the ceiling of our fitness centre?
Picture
Many of us train and work out at high rates of respiration for hours at a time in the fitness centre.  We will inhale the vitreous fibers and crystalline silica in these ceiling materials.  This causes cancer.
50 residents signed a petition asking for ceiling tiles that are not carcinogenic.
This petition was hand delivered personally to the property manager on Monday October 7, 2013 at 9:10 am before the carcinogenic ceiling tiles were installed.
Management ignored this petition and installed the carcinogenic ceiling tiles on the second floor including in the fitness centre.

Dictatorship

Is there a legal basis for this purported "Off Limits" restriction on the legal rights of owners to quiet and peaceful enjoyment of their common element property?  Especially when there was not approval by 66 2/3 % of owners for the construction?   And who is (are) the individual(s) making this statement?
Picture

Our home is being managed more like a low-end apartment building than as the high end luxury condominium we purchased.

Why?

Do we need to consider engaging a new property management firm?
